Novellus offers a flexible lending approach with no fixed products or criteria. We have no credit committee or third-party restrictions with our lending and all loan enquiries go straight to our key decision makers. This allows us to issue an offer to the borrower quickly that will be honoured subject to a valuation of the asset. Yes – really does mean yes!
In some instances, due to the knowledge of our experienced team, Novellus will carry out their own valuations. All these factors combined save the borrower time and money on potential abortive costs that could otherwise be incurred in the application process.
Novellus specialise in lending between £1,000,000 and £5,000,000 although we will consider loans starting from £100,000 and loans well in excess of £5,000,000 (if secured against the right assets). We typically offer loans secured against property and land located in the UK and Ireland. Generally, our preference is for loan to values around 50-70% on a gross basis, however we have previously considered up to 90% LTV in some instances.
As our approach to lending is unique, we do not have any fixed products so we will review each lending proposal in isolation with rates and terms determined on the merits of the case. We also recognise the significance of the borrower and asset in each case which allows us to find solutions for the clients that we connect with and wish to develop lasting relationships with.
